- Must be completed by a licensed appraiser
Method 2: 12-Month Rental History from 3rd Party Rental/Management Service
- Statement must identify the subject property/unit
- Rents collected for previous 12 months
- All vendor management fees listed
- Qualifying income must be net of all vendor or management fees
Method 3: 12-Month Bank Statements from Borrower
- Must evidence short-term rental deposits
- Borrower must provide rental records for subject property to support monthly deposits
Method 4: AirDNA Rentalizer / Property Earning Potential Report
- Purchase transactions ONLY
- Gross rents = revenue projection less 20% extraordinary expense factor
- Forecast period: 12 months, dated within 90 days of Note date
- Maximum occupancy: 2 individuals per bedroom
- Must have 3 comparable properties (size, room count, amenities, availability, occupancy)
- Market Score or Sub-Market Score must be >= 60
Expense Factor: 20% minimum. If actual expenses > 20%, use actual expenses. Formula: (Gross Rents * 0.80) / PITIA = DSCR. Income based on 12-month average for seasonality.
